七.本次會議重點:
(一)有關社區財務事務
A.社區公共基金定存組長之前從第五屆開始,各筆五十萬的定存上經前管委會同意,組長原則上都是以設定為若無特原因以一年為單位繼續存,利息的部分則暫存活存,再和未滿五十萬到期的定存合併再設定定存一年.
B.預計四月中旬,社區公共基金定存利息約有三萬元左右,另外有一筆40萬元定存會暫時直接轉入活存,,組長建議管委會再由活存提出約7萬元合併一筆50萬的定存公共基金.
1.社區12月份收支報告
01/31社區可用基金為: 二者合計社區可用基金為3,416,296元(活期存款: 516,296一年期定存六筆計: 2,900,000元.
02/02 02月份收入如下: 02月份應收管理費為238,607元.- 41-08F 10月份預繳11,12,01,02月份管理費4,659元-45-11F 9,10,11,12月各預繳2元=233,946元

(二)有關社區機電事務
01.02月份有關機電事項報告.
1. 社區的發電機電池已使用超過四年,目前週邊外殼已有老化起泡的現象,真禾機電1/7保養人員建議社區更新,以確保停電時發動零失誤.另外社區的發電機至今尚未做過大保養,管理委員會是否可以納入考慮
決議:社區管理委員會考量到社區近將會有多筆額的公共基會支出,所以管委會針對社區緊急發電機的大保養及其相關的年限即將到期之附屬電池暫時做出以下指示:
(1)發電機部分:煩請真禾機電在協助社區維護保養時,當發電機發動後多注意其發動過程及停機後整個發電的温度變化是否有過熱而傷到發電的渦輪馬逹.
(2)儲電池部分:由於近日社區機電維護保養時發現發電機電池,因長期的重覆充電,電池的外殼已有輕微的變型,目前尚有儲電力功能,故管委會決議,電池的部分將請組長及機電保養人員協助多注意電池狀態.
2. 1/11 PM1630廠商人因環保公司曾先生等兩人至社區維修,更換油壓幫浦至PM20:30維修完成(第二頁為其維修過程),目前正常使用中.

3. 2/01組長在前晚休假前,社區圾冷藏櫃日機動代班電話告知組長,由於社區住戶的不正常使用,造成垃圾冷藏櫃馬逹異常,還好經過安管的故障排除,没有發生故障.
4. 社區六F其門前感應燈於年前才更新,過年期間又故障,組長開工日已去電真禾機電,拜託其派人下午至社區協助更換感應器,以免感應器的電流輸太強而造成燈泡的時常故障.

2/11請真禾機派人更換過程
5.社區各樓層的燈泡感應器,組長2/20已請真禾機電保養人員協助維修完成,2/20計換了三組,到2/20止組長已請真禾協助更換4組.
6.2/20社區機電維護保養,廠商建議社區管委會社區的發電機應做一次全面性的大保養,內部的多項物件都已超過使用年限必需做一次性的更新,以確保發電機可以在緊急的時候無失誤的正常發動
(三)有關社區行政事務
01,02月份工作報告.
1.組長之前發文給新莊區公所有關水溝蓋搖動的問題,公所已派人至社區和組長進行會勘,何時公所會進行動工或如施作,公所會再發文至社區告知.
2.社區住戶廚餘的問題,日前運送廠商宏茂來電告知,廚餘有可能因為豬瘟而無法再收,而成為一般垃圾.
3.組長日前發文給建設公司告知社區目前已發現二,三次的電線燒熔於管線中而無法更換的問題,建設公司廖主任回覆說,社區日後再有此問題,建設公司會協助想辦法解決.
(四)有關社區安全事務:
01,02月份有關社區安全事項的報告.
1.第七屆管理委員會執行區大決議清洗社區大樓外牆事項,1/19已全部完成,組長年有詢問社區前住戶,都以肯定管委會年前協助清理多年的灰塵.(以下為清洗時的相片)

八、會議議題:
1.社區近期到之定存公共基金如何續存的討論.
社區目前2,900,000元的定存公共基金,預計4月中旬到期,全部總利息初估約30,000元,各筆大致都是以500,000元為單位,只有一筆為歷年來社區的定存利息及每年管委會的提播入定存,目前只有400,000元,社區管理委員會如何安排,煩請各位委員討論之.
決議:四月中旬社區目前所有公共基金定存到期,本次社區管理委會會議決議如下:(1)有一筆定存轉活存的40萬元公共基金;(2)轉存活存的定存去年度所所孳息;(3)再由於社區管理委員會活存帳戶中提播一筆基金,三項總合計50萬元再設立一筆定存公共基金.
2颱風期將近,社區各樹木支撐架是否更新的討論.
社區目前各部樹木支撐架,前廣場人行道旁的小葉蘭及後廣場的六棵灤樹損壞較為嚴重,其他部分組長及和園藝廠商查看後大至尚可維持一段期間,所以組長目前只請廠商估前六棵小葉蘭及後六棵灤樹,目前築園報價支架未全面更換總價為13,900元,另一家為社區年節協助社區清潔打掃廠商許國金口頭友情價同樣價格,但會全面將支撐價更換
決議:由於組長請築園林小姐協助樹木支架報價的費用,非全面更換其總費用太高,所以管委會不予考慮,若主潔廠商同意協助的話,管委會同意,請組長和廠商協調,盡速協助社區施作,一定要在颱風季前完成.
